Don’t Get Scammed… Orlando Real Estate is a Great Buy if you know where to look!

A couple of days ago, I talked about the scam that is the “vacation rental income scheme”. Today, I want to demonstrate the real value there is still to be found in the Orlando market if you know where to look.

Our previous article touched on the artificially inflated prices being charged by certain builders when the actual median price for an Orlando home according to the Orlando Regional Realtor Association is currently $163,000.

Of course, that median price reflects the overall market and in pockets of Orlando you can still find multi million dollar homes selling. The April sales statistics showed that 2,630 homes sold in Orlando and that the median price had actually jumped 13% during the month. A good sign that the market is steadily recovering from the crash that happened a couple of years ago.

That means that builders and developers have gained a new confidence but in our opinion, some of them are pushing things a little too far in their quest to make sales. One of those places is Providence where there is a huge range of pricing for effectively the same community benefits. There’s no doubt that Providence is a really nice golf and country club community that justifies something of a higher price but just consider some of the pricing that we recently obtained from a recent Realtor property event.

Park Square Homes is offering of a 4 bed 3 bath 1938 square foot vacation home priced at $329,000. They also have other homes such as a 4 bed 4bath 2129 square foot home at $339,900 and a 5 bed 4.5 bath home of 2378 sq. ft at $349,900.

Contrast that then with offerings from Lennar in Providence as follows:

4bed 3 bath 1,909 sq ft at $224,990

4 bed 3 bath 2,440 sq ft at $282,990

5 bed 2.5 bath 2,858 at $249,990

That’s over a $100,000 difference and it’s not hard to understand why there is such a difference when you see the “Guaranteed Vacation Home Rental Scheme.” Someone has to pay and it’s not going to be the builder or developer.

Any potential buyer should always consider the re-sale market. There are some great bargains to be had and you don’t have to travel too far from Providence to get one. Currently, on Cumbrian Lakes Resort – a community approximately 10 minutes drive from Providence and much closer to the Orlando attractions,  there is a lovely 6 bed 4 bath vacation home with a lakeview for just $269,900.

You can also buy a 4 bed 3 bath with a lakeview for $239,900. Exceptional value and in a place that is far more attractive to potential visitors to the area simply because its location is better.

Of course, there are other areas in Orlando where you can find great deals and a good real estate agent should show a buyer all available options that suit their requirements.
